❓First, could you please tell us a little bit about your online business story?

I used to be an Amazon FBA online seller. I ran my Amazon e-commerce business for around 4 years and after that I sold. And now I'm investing in different fields, mainly in real estate.

❓What was the number that you exited with after selling the company?

It was around 2 Million Euros.

❓What was the product you were selling

I tried out a lot of different products, I guess, maybe around 30. But at the end of the day, it was like one-hit-wonder. I was selling an insect catcher. Everything went quite nicely, of course. Had many troubleshoot as well. So now I am investing in the places where I know the money does not disappear overnight.

❓So you have a real estate portfolio. How many properties do you have in the portfolio?
We ran 20 today around 20.

❓When did you start investing in real estate? What was the reason?

Actually, it was my first goal even before I started an online business; I was interested in business in real estate. There were different obstacles, mainly that I didn't have enough cash by that time and it made more sense to start an online business because it needed less amount of money.

❓Do you try to keep them in one building together or do you have them in various places?

The first idea was to develop the building myself. I didn't find any cool team. Then I started to look around to buy properties which have already been picked from somebody else. And now I usually have five apartments in one building, so it's quite easy to manage. You can use one manager for all. And also if everything is not in the same building, it also gives you a little bit of diversity.

❓What about investing in Estonia in general? Did you ever think about investing abroad somewhere else maybe?

I was also thinking about buying something in Spain and maybe also live there for a while, but at the end of the day, I find it's easier to invest in one country where I already know the market. The price is going to go up here [Estonia] in the future.

❓Do you think the Estonian government is making it easy for people to build businesses?

I think it's generally great. Good environment to make business because many things here have been digitalized, even the notary process where you can sign a contract to buy an apartment. You can do it online. So I guess there are many good sides to doing business in Estonia. Of course, I don't have much comparison with other countries but I don't want to move my business anywhere else.

❓How do we compare investing in real estate with other investments?

Rental real estate for me is more like a good sleep investment, I know that this money doesn't disappear overnight. Yeah, of course, the yield is not huge compared to maybe some online businesses, but this part of my portfolio is giving me this good sleep.

❓What would you suggest to people who are interested to invest in real estate right now?

There’s a lot of money printing in the world and we already see it in Estonia as well. So it seems to me that the moment may be a great time to buy, even if the rental prices highly come down. Maybe after a year, the rents will come back up again.

❓What are you working on at the moment? Do you plan on investing in real estate in the future again?

Yes sure ! I guess my goal at the moment is to finish all the investments I have in terms of renovations and find the right people to manage them and after that, I'm free to go.
